The main problems encountered by the Board of Directors

The work of the members of the Board of Directors is not always simple and calm. A real estate condominium is a complex environment in which things happen, that are not always easy to manage. The Board of Directors must understand the nature of each problem and assist the management company in resolving it. Difficulties encountered are, for example:

member of the Board of Directors thinking of a problem

  • Dialogue difficult with some co-owners: due to differences of point of view, conflicts, problems regarding payment of charges, noise issues;
  • Negotiations with the manager: for a reduction of fees, the abolition of abusive tariffs, problems of efficiency or chronic incompetence;
  • Obligation to change the management company: due to recurring and insoluble problems with them;
  • After delivery of a new condominium, negotiations with the builder (promoter) and its service providers: to try to settle defects;
  • Work of research, analysis and site monitoring: during major construction phases (especially in an old condominium), for example for a complete renovation of the condo;
  • Debates and negotiations with the co-owners: to carry out improvements to the condominium, to install new equipment, to settle disputes concerning certain fractions;
  • Decomposition of the group (of the Board of Directors): following a loss of motivation or involvement, following the departure of key members, or following internal conflicts;
  • Difficulty organizing the documentary and informative database of the condominium: classifying information, quickly retrieving important documents, creating unique work files, monitoring each other's actions, communicating with the co-owners and obtaining their opinions, making collective decisions...

The need for the Corporation to be in solidarity with the Board of Directors

all co-owners in solidarity

The Board of Directors represents the Corporation and defends the interests of the condominium. It is therefore clear that the Corporation (all co-owners) must support its Board of Directors. In reality, even if the other co-owners are grateful for the work done, it is rare to see them show support and spontaneously offer their help. Generally, some merely thank the board members during the annual general meeting, and that's all.

In case an effective communication can be established between the Board of Directors and other co-owners - for example by means of a platform like RedLeafCondo - support can be provided throughout the year. members of the Board of Directors need to receive recognition for their work, and they need assistance on complex issues and difficult times. In these moments it is important to be able to contact the other co-owners, to solicit their help (or at least advice), and to work together.

Being a board member in a condominium: a rich and formative experience

Anyway, being an active and involved member of a Board of Directors is a rewarding experience. It is the possibility to understand the operation of your condominium and intervene in its orientations. In doing so, one realizes that a real estate condominium functions like a small company, with its obligations, its constraints, its finances, its accounting, and even its risks of failure. A co-owner - experienced or not - has much to gain by showing interest in the workings of his condominium, at least to protect his own investment. But he can decide to go further by defending the community, and thus obtain the recognition of the other co-owners.

To remember for your condominium
  • A condominium must have board members commited to helping and defending it
  • Members of the Board of Directors are volunteers who give time for their condominium
  • Whether you are a novice or experienced co-owner you can apply to the Board of Directors
  • A member of the Board of Directors must be motivated, involved, rigorous, and available
  • Being a board member can be easy or difficult depending on the condition of the condominium
  • It is when the condominium encounters difficulties that the Board of Directors is so important
  • All co-owners must be in solidarity with their Board of Directors, and support it at all timese
  • A disorganized or demotivated Board of Directors damages the functioning of the condominium
  • Being part of the Board of Directors is a rewarding experience for the committed co-owner
